Operations Management/Supervision

 

  • Rules and Regulations:
    Develop, recommend and implement rules and regulations appropriate for your community in accordance with the governing documents.

  • Inspection:
    Regularly inspect property to include maintenance and cleanliness of all common areas.

  • Maintenance - Grounds/Pools:
    Provide maintenance service as necessary and as directed by the Board of Directors.

  • Bids:
    Will solicit bids on behalf of the Board of Directors.

  • Office Hours/Emergencies:
    Office hours are Monday through Friday, from 8 AM until 4 PM (excluding holidays). When the office is closed, an answering service is in effect for all association related emergencies.

  • Service Recommendations:
    Make recommendations for service providers and vendors.

  • Personnel:
    Hiring, discharging and direction of staff as required to meet Association needs. Structure and enhance ongoing staff training sessions to insure proper service to owners, current knowledge on operational policy and procedure. Establish appropriate personnel procedures including proper interview and hiring techniques, appropriate sick leave and vacation policies, and control criteria for wage and salary levels.

  • Insurance Claim Resolution:
    Assist Insurance Claim Resolution and property restoration in accordance with approval of the Board of Directors.

  • Capital Improvement Projects:
    Assist in the supervision process of capital improvement or major restoration projects in accordance with approval of the Board of Directors.

  • Purchases
    With the approval of the Board of Directors, in accordance with the operating budget, purchase all supplies and materials necessary to perform the maintenance and upkeep of the Common Elements.

Nikkole Luna joined the RealManage family in October of 2017 starting as a Director of Association Management. During her time in that role, she excelled in her ability to provide superior service to the client communities she served along with her ability to inspire and lead her team. It was quickly evident the Ms. Luna was the right person to move into executive operational leadership role.
