Management Services - Unit Maintenance & Repairs

Gold Crown Management, Inc. can provide maintenance for your condominium or vacation home.

Have a leaky pipe, broken screen door, need some painting done, windows caulked? Contact Gold Crown and we will have one of our professional maintenance people take care of your problem. Emergency and unit repair services are available, upon request.

Routine, monthly maintenance can be arranged so that you're sure your property is being cared for.

Gold Crown Management can provide specific annual contract services as follows:

  • Check all smoke detectors for proper operation.
  • Clean exterior door and screen door if applicable quarterly.
  • Check all toilets for proper operation and leakage.
  • Check all electrical panels for tripped breakers, and investigate and advise if any problems are found.
  • Inspect all window seals and advise.
  • Check entire unit for faucet leakage/dripping.
  • Check all doors and windows for proper closure.
  • Check doorbells and exterior door locks. Lubricate locks.
  • Replace HVAC filters quarterly
  • Insure normal operation of heating and cooling system.
  • Insure all drains are working properly
  • Check condition of all screen doors and windows. Clean and dry silicon track, lubricate doors and windows.

The total annual cost of the contract services described above is $399.00. No additional service work will be performed other than as stated above until homeowner is first notified as to the nature of the problem and homeowner authorization is received. Any labor or materials, for additional services or emergencies required to make necessary repairs, will be charged as noted below:

However, emergency water leaks in unit would be addressed immediately and appropriate action taken as needed, in order to alleviate minimal damage to your unit and/or adjacent unit(s).

MATERIALS: At Cost
