- Physical Asset Review:
Evaluation of responsibility for property: Common elements (or common areas), limited
common elements and the owner's property (unit, home or lot)
Who owns the property? Who maintains it? Who replaces it? Who insures it?
Inspection of property to include interior and exterior maintenance, and cleanliness of
common areas, condominium grounds and office areas. Note deficiency warranty items,
potential hazards and maintenance items.
- Interview with Board of Directors to identify short-term and long-term goals and Director's operating philosophy. Provide new Director/Board Orientation Program.
- Initial interview with current staff to help determine staffing needs, employee review policy, salary and benefit recommendations and work habits.
- Review previous financial statements and comments with comparison to previous three years budget information.
- Review Homeowner's Association legal documents in conjunction with currently used policies and procedures to insure compliance, need, adequacy and enforceability. Develop new standards where needed and revise accordingly with Board direction.
- Review (if available) all plats, plans, engineering drawings, warranties, bonds, contracts that involve common elements and maintenance.
- Review insurance documents and existing coverage.
